Starting January 12012, there is a new statewide disclosure, according to CA Civil Code # 2079.10.  It’s to be provided to the buyer (by either the seller or the broker).

What is your SCORE?  It depends on which agency you use.  LEEDS, Earth Craft, EPS, etc.  What do their scores tell you?  What do they measure?  Can you use it to improve your SCORE?  If you make improvements in your home, can you change your SCORE?  How much does it cost to get a SCORE?  A score is most useful if it is easily understood and utilized.  It is useful as a comparison tool if many have one.  The lower the acquisition cost of a SCORE the more will get one.  The easier a SCORE is…

John - too many portals, not enough hours.   Laura and I spoke with a NC appraiser at the NAR convention last week. the methodology suggested was tying the HERS rating to value, very interesting. comps are not the holy grail.
